What are the Pros & Cons of Investing in a Fixer Upper?

From time to time I have the opportunity to invest in Fixer upper. Is it really worth it?

If you are planning to invest on a fixer upper you will have to know that your expenses will be 30% on top of the purchase price. So you will need to know how to calculate your expenses not to lose your money as many I know lost their money investing in a fixer upper not knowing ahead what their real expenses would be.
