The only thing I do not like in Triple NNN properties is that tenant can file for a bankruptcy and then landlord is in trouble.

Triple NNN are good investments for those who do not want ti deal with management. The downside if compare to an apartment building, is there is no upside.

There are more positives investing in triple NNN than cons. The only thing that comes to my mind is if the company that lease the space goes bankrupt.
